                                      Under side of 2x4x3/16'' 6061 aluminum angle flashing                                                   The south wall with no overhang and corners will be sealed with Siga Wigluv tape it has 1.7 perm rating

2x6 steel loft fabrication

Steel Loft,  2x12 Heart Pine Floor

Raw steel & pine to be gloss cleared. Floor will have exposed counter sunk fasteners   
Exposed welds W/ Miller Matic 200
2x6x1/8'' steel tube
 2x6 steel to 2x6 pine. Made some nice aluminum cradles then shim with copper scraps.

Each #12x4 3/4 R4 GRK Screw has 507 lbs allowable shear 

 Step 1. mark your layout
 Step 2. drill 1st hole
 Step 3. To drill thru 2nd wall of steel tube using a drill guide, this case I used a scrap 1'' sq tube drilled out on drill press.
 Step 4. countersink
 Step 5. drive in screws
 2 fasteners per stud x 49 studs = 49,686 pounds of upstairs allowable shear

     Markers for piles below, we sank here in New Orleans so the extra 14 piles where cheap insurance thanks to the TJ Willis crew. If you need piles these guys are good!





Ya ya just put house on top no flooding there

If your piles don't hit a point they wont go down for some reason, this elevation sight tool makes no waste of labor/cutting the tops to make them all flush. Instead drive them flush and sight each one as you go!

30' piles vibrated all the way down. We excavated old rubble under footing from many other houses built on this lot dating back to 1896  creole cottage was the oldest on sanborn maps file.

                 This was one of those 106 deg feels like temp days. But had two cool neighbors helping.

 I think the swb has one of these tools but it broke….haha maybe thats why all the road patches sink in after 6 months

                 After concrete was finished water curing for at least 3 days ads great strength.
         The next step will be burnishing the floor with 20'' Twister diamond pads

                                  Started making 2x6 blocking for the 16' & 20' tall walls.
                           Drilling and layout of sill plates,also note the floor finish before HTC pad burnishing

  Applying XPS zero voc concrete densifier then burnish 800 grit,XPS sealer 1500grit burnish,sealer and final burnish with 3000 grit, all done with HTC Twister diamond floor pads and a used $200 ebay score floor burnisher
    Starting first 2x6x16 ballon frame south wall, you can kinda see the floor finish in this pic
 ECO BOND has 400psi strength. Another great zero voc product works very well get it thru Home Depot online only best price @ about $5 a tube

blocking every 4' helps keep these tall walls straight & strong 
 3/4 plywood sheathing glued and nailed 6'' oc with Bostich Hurriquake 8d nails, should be good for 150+mph winds
